Your 6-step guide to buying a property

We know that buying property is one of the biggest purchases you will make and therefore here at Belgarum we have put together a property buying guide to steer you through this process:

Belgarum’s Guide to Buying Property

1. Finances; how much can you spend?

The best place to start before you to embark on buying a property is to assess your financial situation. Understand your mortgage allowance and if you already own a property get this valued in order to determine how much you can spend on your new home! Remember, we offer free property valuations; should you have a property you would like to sell in Winchester or the surrounding area, do call us as we would be delighted to help. Likewise we can also introduce you to London & Country Mortgages; they will be able to discuss your financial options in more detail. It is also, worth working out the additional costs to purchasing a property, Stamp Duty, Survey costs, removal or storage costs are some of the things to consider and budget for.

2. What do you want?

The next step in property buying is to determine your requirements. What is it you want from your new home? Why is it you are moving? What space do you or your family need? Are you looking for a town house, period house, flat or bungalow? All of these questions are useful to establish before you start your property search. Another thing to consider after listing out your wants, is to then understand what you are prepared to compromise on. What is a must and what is an ideal? Dream homes are out there however even those require you to compromise on little things.

3. Location, Location, Location

One of the most important things when buying a property is deciding what location will best work for you. What facilities and schools are local to you and what do you most value. We have provided helpful advice and information; click through to our area guide pages to find out more about Winchester and surrounding villages.

4. Your Search can then begin....

Your search for a new home can now get underway, so register with Belgarum. We will take all your details and call you, email or text each time we have a property that might suit your requirements. Our aim is to match you with the right property so give us as much information as you can in order to ensure that we send out details that are suited as possible.

5. Making an offer

Whether you make a verbal or written offer on a property, we will propose this to the seller promptly and in writing. You can bid as high as you wish, there are no rules around this; what you decide to offer will be based on your own personal circumstances and how much you can afford to pay.

6. Surveys and Conveyancing

Once you have had your offer accepted then the legal process and survey can begin. We are able to provide you with contacts for both, however mortgage companies many wish to use a ‘panelled valuer’ to ensure that the property has been valued correctly.

Follow these property buying tips and you will have the home of your dreams!
