Entrance Hall, Kitchen, Sitting/Dining Room, Two Double Bedrooms, Family Bathroom, Delightful Garden, Garage, Parking

The Property:
Forming part of a period building dating back to the late nineteenth century and formerly the home of Lord Northbrook, 'Earlsdown' then became one of the boarding houses for St. Swithun's School, before being converted into five individual homes in the early 1980s. This particular property sits at the eastern end of the development and is approached via a private gate into the delightful garden which offers a good degree of privacy and wraps neatly around the front and side of the building. The garden itself benefits from excellent morning and evening sun, a landscaped decked area, pond with water feature, and is complimented by delightful trees, flowers and shrub borders. The front door is protected under an open entrance porch, and a traditional front door opens into the welcoming hallway. The sitting/dining room is a double aspect room with a large bay window to the front and two good windows to the side with sash openers, these windows overlook the garden. This room has high ceilings, a fitted wood burning stove, beautiful wooden floor and two storage cupboards. The kitchen is a good quality 'in frame' shaker style kitchen with base and eye level units, butler sink, range style cooker, integrated dishwasher and a lovely limestone floor. The turning staircase leads to the first floor with a rooflight providing good natural light. The main bedroom faces east and has high ceilings and plenty of fitted wardrobes. The second double bedroom again has a fitted wardrobe. The bathroom has a shaped bath with shower over, WC and wash basin. There is also a garage and an additional parking space.

The Location:
The property lies in a private road to the east of the City Centre which has for many years been a most sought-after position due to the individual properties. Many residents commute to London taking advantage of the scenic route over St. Giles Hill to the mainline station in a little over a mile. The City can be approached via the same attractive wooded path which takes you to the base of St. Giles Hill where there are quality restaurants including The Chesil Rectory and Black Rat. Similarly, within minutes you can be on the South Downs Way, St. Catherine's Hill or The Water Meadows.

Directions:
From our High Street office follow the one-way system around the City to arrive on Eastgate Street. At the roundabout exit the City over the river into Bridge Street. At the next roundabout with Chesil Street proceed straight ahead, up Magdalen Hill/Alresford Road. Turn right into Baring Road, proceeding along this road with St. Giles Hill on your right.
